Is That Crack a Dealbreaker? When to Worry (And When Not To)

Not all cracks are created equal. While some might send buyers running, others are just cosmetic and harmless. Here's how to tell the difference:

Hairline Cracks:
These tiny cracks in drywall or plaster are common and usually caused by normal settling. If they’re thin and not growing, they’re typically nothing to worry about.

Vertical Foundation Cracks:
Usually less serious than horizontal ones. Often caused by natural shifting. Still, a professional should inspect to confirm there’s no structural damage.

Horizontal or Stair-Step Cracks in Brick or Foundation Walls:
These are more serious and could signal foundation issues or water pressure problems. Call an inspector ASAP.

Cracks Near Windows/Doors:
If doors or windows are sticking and there are nearby cracks, it could mean shifting has affected the frame. Worth investigating.

When in Doubt—Call an Expert:
Home inspectors and 203(k) consultants can help determine if a crack is a dealbreaker or just part of the house’s story. Gregory Property Services is here to help you make smart, confident decisions.
